Hoe we riads analyseren

Price Positioning

Every asking price is benchmarked against district-level comparable transactions and per-m² medians. We label each property as underpriced, fair, or ambitious based on where it falls relative to the distribution.

The fair-value band is the engine's estimate of a reasonable price range for the property given its size, district, condition signals, and comparable depth. It is not a valuation — it is a screening signal.

Execution & Capex

A low asking price is only attractive if renovation cost is manageable. We estimate capex based on the property's stated condition, surface area, and structural complexity signals extracted from the listing.

Capex bands are intentionally wide — renovation cost in the Medina depends heavily on contractor access, material sourcing logistics, and permit timelines. Treat the mid-point as a planning figure and the high end as a stress-test.

Yield & Revenue Estimation

Gross yield is estimated where STR (short-term rental) zone data is available. We use a zone-based model: RevPAR or ADR × occupancy data for the district is scaled to the property's room count, adjusted for operational efficiency.

  • ·Scale adjustment: a fixed efficiency factor (typically 75–85%) applied to account for owner-operated vs. professional management gaps
  • ·Gross yield: estimated annual revenue ÷ total investment (asking price + mid-point capex)
  • ·Confidence tiers: High (direct zone data), Medium (adjacent zone extrapolation)

Yield estimates are gross, pre-tax, and pre-debt-service. They do not account for operating costs (staff, maintenance, OTA commissions, utilities), which typically run 30–45% of gross revenue for hospitality use cases.

Data Coverage

RiadIntel tracks 277+ riad listings across Marrakech Medina over the period 2024–2026. Coverage spans all major districts of the historic Medina.
